New homes around Austin: what a square foot costs in 25 communities
By Julian Arlo · October 29, 2026
A newly built home around Austin costs anywhere from under $200 to over $900 a square foot, and where it sits in that range depends far more on the community than on the house. We went through the video tours of newly built homes and model homes on LandHomeTours — 277 of them in communities around Austin — and set the asking price of each against its size. The table below compares the 25 communities with at least two tours that give one price and one size.

The short version
- Master-planned communities on the edges — Leander, Liberty Hill, Georgetown, Kyle — sit around $170–310 a square foot. Wolf Ranch in Georgetown (22) and Santa Rita Ranch in Liberty Hill (20) have the most tours of any community in the area, both at a median of about $210–220, with homes toured from $400k to just over $1M.
- New houses in established central Austin neighborhoods — Allandale, Travis Heights, Northwest Hills, Zilker, Tarrytown, Westlake — run $690–960 a square foot, mostly homes of $1.5M to over $5M built on lots where an older house stood.
- In between, Brentwood, Hancock, River Place and Milky Way at River Place come in around $450–650.

Why the gap is so wide
Most of the difference is land. On the edges of the metro, production builders — Coventry Homes, Perry Homes, Taylor Morrison, Toll Brothers, David Weekley Homes and Del Webb among those in the tours — build streets of homes from a set of floor plans, and the price of the lot is spread over a lot of square feet. In central Austin the land under a new house is often worth more than the house, and the houses are custom or small-run builds: the tours there are by builders such as Cary Paul Studios, Jaehne Construction and Drew Homes, with finishes to match.

The same builder can land in different places in the table. Toll Brothers appears in Crestline at Brushy Creek in Cedar Park and in Wildspring and Woodland Estates in Leander, with a median per square foot that differs by the community, not the brand.

Where the new-home tours are
Of the 277 tours, Georgetown has the most (72), three in four of them in Wolf Ranch, Parkside on the River and Parmer Ranch. Austin itself has 64, most of them in established neighborhoods such as Allandale and Zilker. Next come Leander (49), Liberty Hill (28) and Cedar Park (14), where whole communities are going up. Kyle (11), Round Rock (9), Bastrop (7) and Buda (5) have fewer so far — which says more about where builders and agents film their tours than about how much is being built in each place. Each city has its own page of tours, such as new homes in Leander.
How to read these numbers
- They are asking prices from the tours, not sale prices. A model home often shows a base price for its plan, and the home in the video may carry upgrades that cost more.
- A median of two or three tours says where a community starts, not what every home in it costs. The nine communities with ten or more tours — Wolf Ranch, Santa Rita Ranch, Parkside on the River, Parmer Ranch, Travisso, Allandale, Crestline at Brushy Creek, Woodland Estates and 6 Creeks — are the firmer figures.
- Square footage is the living area the listing or the video states. Lot size, which drives much of the price in central Austin, is not in the figure.
- The table updates itself as tours are added or taken down; the figures in this text are those of October 29, 2026.
